MappaIQ Docs
How to use MappaIQ and how to connect your AI assistant.
Getting started
MappaIQ puts your properties on a live map you can share, publish and open from your AI assistant. Sign up free, then open the Library: it holds your maps and folders.
- In the Library, click + New map. A map made inside a folder stays in that folder.
- Upload a spreadsheet or drop pins by hand (see below).
- Share the map with a client, publish its listings to the Marketplace, or connect Claude or ChatGPT to it.
Your account menu (your profile picture, top right) has View profile, Settings and Docs. The plug icon beside it is Connect AI.
Import a spreadsheet or file
- Open a map. Click the upload icon at the top of the Layers panel, or the ⋯ on a layer → Upload here. You can also drop a file anywhere on the screen.
- Pick a CSV, Excel, PDF, KML/KMZ or GeoJSON file. CoStar and LoopNet exports open as they are.
- Check the preview, then import. Up to 10,000 rows per import.
Every address is geocoded for you. Latitude/longitude columns are placed directly, and you can mix both in one file. Extra columns (price, acres, zoning, status…) become fields under each pin.
Images (a site plan or survey) become map overlays: click one to drag its corners, and set its opacity under Map Overlays.
Work on the map
The toolbar at the top of the map has Search, Show/Hide pins, Add Pin, Highlight Area, Add Zone, Radius Ring, Measure, Snippet and the map style. Esc cancels any tool.
- Add a pin: click Add Pin, then the spot (or right-click the map). Pick a layer and record type, then fill the fields.
- Pin popup: click a pin to edit, copy its fields, copy a client link to just that pin, move it or delete it.
- Zones: Add Zone → click points → double-click to finish → Name & Save Zone.
- Radius rings: ⋯ on a layer → Radius Rings… rings every pin in it, including pins added later. Or draw one ring with the toolbar.
- Measure: two clicks for a distance, three or more for acreage.
- Highlight Area: draw around pins to share, export or ask Nila about just those.
- Snippet: download a PNG of the map, legend included, for a presentation.
- Parcels: zoom to block level and click a parcel for owner, acreage and values where county data exists.
- Data table: ⋯ on a layer → View table to edit cells, bulk-edit rows, export to Excel or optimize a driving route.
On paid plans, Nila, the built-in AI analyst, answers questions about the map and can do these steps for you.
Publish listings to the Marketplace
- In the Library, click ⋯ on a map → Public.
- Confirm you have the right to market the listings. Your first publish also asks for your TREC license number and is reviewed before it shows on the Marketplace.
- Once approved, the map shows on your public profile and its listings are searchable on the Marketplace and from AI assistants.
Only listings go public. Comps, clients, notes and every other private pin on the map stay private. Edits to a listing show on the Marketplace right away, and a weekly email lets you confirm your listings are still active in one click.
Search the Marketplace
The Marketplace is every listing on every published map. Search brokers and firms, browse the most-viewed maps, or explore the listings map. It is free and needs no account to browse.
Connected AI assistants can search it too. Try:
- “Search the MappaIQ Marketplace for land under $2 million around Rockwall.”
- “Find public retail listings in Dallas. Show the broker and when each listing was confirmed.”
- “Get the listing broker’s contact details for the property I selected.”
Connect AI (MCP)
The MappaIQ connector lets Claude, ChatGPT and other MCP clients work with your account: search and analyze your comps, keep listings current, share live map links and search the Marketplace. It is free on every plan. Server URL: https://mappaiq.com/api/mcp
Claude (web, desktop and mobile)
- In Claude, open Settings → Connectors → Add custom connector and paste
https://mappaiq.com/api/mcp. Or add MappaIQ from the connector directory. - Claude opens MappaIQ’s sign-in. Sign in or create a free account. No key is needed, and Claude only gets your own account’s data.
- Ask “List my maps” or “Search my comps over 5 acres in Denton County”. Claude asks before it changes or publishes anything.
Claude Code, Codex, Cursor, VS Code, ChatGPT and other clients
- Sign in to MappaIQ and click the plug icon (Connect AI) at the top right.
- Pick your client and copy its private setup. It adds the server URL with an
Authorization: Bearer <account key>header. - Paste or run it in your client, then check with “Show my maps”.
For Claude Code the setup is: claude mcp add --transport http --scope user mappaiq "https://mappaiq.com/api/mcp" --header "Authorization: Bearer <account key>". Keep the key private: it acts as your account.
What your assistant can do
- Read your maps: list_maps, get_layers, list_map_folders, search_comps, get_comp_detail, analyze_comps, filter_by_date, get_shares, navigate_to.
- Edit your maps: add_comp, bulk_add_comps, import_file, add_zone, update_comp, bulk_update_comps, delete_comps, flag_comp, set_callout, set_custom_field, bulk_set_custom_fields, set_logo, create_map, rename_map, create_map_folder, move_map_to_folder, create_layer, rename_layer, move_layer.
- Share and export: get_comp_links (a live link per pin that opens without an account), generate_file (Excel, CSV or PDF) and generate_bov (a broker opinion of value draft).
- Listings: find_listings, add_listing, update_listing, confirm_listings and close_listing keep your Marketplace listings current.
- Marketplace: list_public_maps, search_public_listings and get_public_listing; express_interest emails the listing broker and report_listing flags a bad listing. search_places looks up a business or address.
Read tools are marked read-only and tools that remove data are marked destructive, so your client can confirm them with you first.
FAQ
- Which plans include the connector?
- All of them, including the free Basic plan. Plan limits such as the pin count still apply.
- What data does the connector see?
- Your own maps, layers, pins and listings, plus listings other brokers made public on the Marketplace. Nothing is shared with other users unless you make a share link or publish a map.
- Does MappaIQ keep my AI conversations?
- No. MappaIQ only receives the tool calls your assistant makes, and records which tool ran and how long it took, never the arguments or results.
- How do I disconnect?
- Remove the connector in your client. For key-based clients, use Revoke & regenerate key in Connect AI.
- What do the plans include?
- Basic is free: 150 pins, sharing with up to 2 people and the MCP connector. Pro ($20/month) has 5,000 pins, the Nila analyst and unlimited sharing. Business ($45/month) has unlimited pins and priority support. Every plan includes a free onboarding call.
- Is my data locked in?
- No. Any map exports to Excel, CSV or PDF with every field you added.
