Excel to map, built for brokers

Turn an Excel spreadsheet into a live, shareable map

Drop in the property spreadsheet you already keep and MappaIQ places every site on a live map in about a minute. No GIS software, no reformatting, no copy-pasting addresses into another tool. Share the map with a client by link, ask it questions, and export it back to Excel whenever you need to.

From spreadsheet to map in three steps

1
Upload your file
Drag in an .xlsx or .csv — or a PDF, KML or GeoJSON. CoStar and LoopNet exports open as they are. Up to 10,000 rows per import.
2
Addresses placed for you
Every address is geocoded automatically. Columns like price, size and status come across as fields under each pin — no retyping.
3
Share, ask, export
Send a live link a client opens on their phone with no account. Ask the built-in AI analyst about the map, then export back to .xlsx anytime.

Why map a spreadsheet instead of just reading it?

A spreadsheet tells you what you own; a map tells you where it is and what's around it. Put 300 land sites on a map and the clusters, the gaps and the drive times become obvious in a way no column of addresses ever will.

MappaIQ keeps your data yours. Unlike a records service that sells you its own database, you bring your own sheet — comps, listings, a prospect list, a CoStar export — and it becomes a map you control. Parcel and CAD records sit under every pin, you can draw zones and drop image overlays for site plans, and the whole thing exports back to Excel with everything you added on it.

It starts free: the Basic plan maps up to 150 pins and lets you share with two people. Pro ($20/month) raises that to 5,000 pins with unlimited sharing and the Nila AI analyst; Business ($45/month) is unlimited and includes a full migration from CoStar or LoopNet.

Spreadsheet, mapping tool, or MappaIQ

Keep it in Excel

Fine for a list. But you can't see a market, share a live view, or hand a client something they can open on their phone.

A generic map-my-sheet tool

Pins on a map, and little else — no parcel data, no fields under each pin, nothing built for how brokers actually work.

MappaIQ

Your sheet on a live map with parcel/CAD data, share links, an AI analyst and one-click export back to Excel. Built for land and commercial brokers.

Excel-to-map questions

Can I map an Excel spreadsheet without GIS software?
Yes. Upload the .xlsx file and MappaIQ geocodes every address automatically — no GIS tools, no plugins and no reformatting, up to 10,000 rows per import.
What if my spreadsheet has coordinates instead of addresses?
Latitude/longitude columns are placed directly. If you only have addresses, those are geocoded for you; you can mix both in one file.
Do my price, size and status columns come across?
Yes. Extra columns are kept as fields under each pin, so clicking a site shows its price, acreage, zoning, status and anything else your sheet tracks.
Can I share the map with a client?
Yes. Every map has a share link your client opens on any device with no account and no download. On paid plans the MappaIQ badge is removed from the link.
Can I get my data back out?
Any map exports to Excel (.xlsx) — and to CSV or PDF — with every field and edit you added on it. Your data is never locked in.
How many rows can I import at once?
Up to 10,000 rows per import. The free Basic plan maps up to 150 pins total; Pro raises it to 5,000 and Business is unlimited.
