What is MappaIQ?

The visual operating system for commercial real estate.

MappaIQ brings the public market and your own team's data into one map-based workspace — shared as easily as a Google Doc, and open to the AI assistant you already use. This page explains, in plain English, exactly how it works.

The idea

The marketplace is free. The value is in the workflow.

Traditional platforms sell access to a database of records. MappaIQ takes a different approach: the marketplace — the shared map of public listings — is free to browse and free to publish to. What you pay for is the work around it: private collaboration with your team, powerful sorting and analysis, one-click export, and the AI tools that turn an afternoon of busywork into a minute.

In short: your data stays yours, the market is open to everyone, and the product earns its keep by making the daily work faster.

CoStar sells you its records. MappaIQ maps yours — and the market's — and lets you share them like a document.

One hub. Every map — yours and the market's.

MappaIQ is organized as a hub and spokes. You do your work in private maps. You publish your best work to the market. Everything public flows into one master map — the hub — so the whole market lives in a single, always-current view.

Private maps stay private. The maps you publish flow into the shared marketplace. Your AI assistant sees only what you connect and permit.

Tell your assistant what you need. It does the rest — in seconds.

Here is where things get genuinely new. AI is moving toward work: instead of clicking through software yourself, you describe the outcome and an calls the right tools to get it done. That coordination — one assistant directing several tools toward a goal — is called . MappaIQ is built to be one of those tools.

To be precise: the assistant is yours — your own Claude or ChatGPT account, with its own access to your inbox and other tools. MappaIQ does not read your email. It simply gives your assistant a clean, permissioned way to work with your maps.

A real example

One instruction from a broker, typed in plain English:

“Go look at the email Jimmy sent with the submarket where he wants comps. Find them in the comp map, create a custom map to share with him, and draft the reply in my inbox.”
  1. 1You prompt your assistant. One natural-language instruction. No forms, no filters, no manual searching.
  2. 2It reads the email. Opens Jimmy’s message and pulls out the submarket and his requirements — using your assistant’s own inbox access.
  3. 3It searches MappaIQ. Through the connector, it cross-references the public marketplace and your private comp maps in one pass.
  4. 4It isolates the right comps. Narrowing down to the properties that actually fit Jimmy’s criteria.
  5. 5It builds a shareable map. A standalone link of just those comps — one Jimmy opens on his phone, no account needed.
  6. 6It drafts the reply. A ready-to-send email lands in your inbox, the map link already included.
Before

Open the email → search records → pull comps → build the map → write the email. An afternoon, every single time.

After

One instruction. Seconds. You review and send.

You are always in the loop. The assistant drafts; you send. Nothing reaches a client without your review, and your private maps obey the permissions you have already set. The tools work for you — they never replace your judgment.

Common questions

What is MappaIQ, in one sentence?
MappaIQ is a map-based workspace for commercial real estate that brings the public market and your private team data together, lets you share maps as easily as a Google Doc, and connects to the AI assistant you already use.
Is the marketplace really free?
Yes. Browsing the shared marketplace of published listings is free, and publishing your own public maps to it is free. You pay only for the workflow around it — private collaboration, advanced sorting, export and AI tools.
What is the difference between a private map and a public map?
Private maps are your confidential workspace — deal pipelines, pocket listings, comps — visible only to the people you invite, with per-person permissions. Public maps are the listings you choose to publish so the market can find them. Private maps never become public on their own.
How does the AI part work?
MappaIQ connects to your own Claude or ChatGPT through an open standard called MCP. Your assistant can then read and work with your maps directly. Because that assistant also has access to your other tools, like your inbox, a single instruction can run a whole workflow. MappaIQ itself never reads your email.
Do I need GIS or mapping software?
No. You upload a spreadsheet (or CSV, PDF, KML and more) and MappaIQ geocodes every address and places it for you. There is nothing to install.
Is my data private and exportable?
Yes. Your private maps stay private, and any map exports back to Excel, CSV or PDF with every field and edit you added. Your data is never locked in.
